What is Low-Cost Financing and how does it work?
Securing financing for One Stop Shop Upgrades is a simple and straightforward process. After completing a home energy assessment and receiving the final estimate for the necessary work, you will be provided with a Home Energy Summary Report. This document can be presented to your selected finance provider to apply for a low-cost loan. Many finance providers offer a digital-first process, allowing you to apply and potentially receive provisional approval right from the comfort of your home.

Begin the Process
Once you’ve signed up for the One Stop Shop service with Breffni Energy Solutions, we will schedule a Home Energy Assessment to determine the necessary measures needed to achieve at least a B2 BER rating.

Review Your Assessment
We will provide a list of eligible upgrades to boost your homes energy efficiency such as Heat Pumps, Insulation, and Solar PV.

Quotation
Once you’ve received your final quote and are ready to proceed, we will provide you with a Home Energy Summary Report. This report is essential for applying for your loan through your chosen finance provider.

Home Upgrade
After receiving loan approval, you can move forward with your home energy upgrade and begin the work.

Grants Available
There are two grants available for homeowners considering a One Stop Shop retrofit of their home. They are provided by your local County Council and the SEAI.
One Stop Shop Grant
Verify Your Eligibility
Before beginning the process, ensure that your home or property qualifies for the One Stop Shop service. This service is available to homeowners, private landlords, and Approved Housing Bodies (AHBs) with properties that meet the following criteria:
- The property was constructed and occupied prior to 2011.
- It currently has a BER rating of B3 or lower and must achieve at least a B2 rating upon completion of the upgrades, with an improvement in the BER primary energy value of 100kWh/m²/year or better.
- The property has not previously received grants for the same home energy upgrades

The Home Energy Summary Report (HESR) is a crucial document provided to you by Breffni Energy Solutions after the final quotation is completed. This report is necessary for applying for government-backed low-cost financing with participating finance providers.
After you’ve completed the initial process with Breffni Energy Solutions, you’ll receive the Home Energy Summary Report. This report allows you to apply directly for financing with participating providers. Breffni Energy Solutions is not involved in the financing application beyond providing this report.
Yes, there are limits. You can finance between €5,000 and €75,000 per property, with a maximum of three properties. The total amount you can finance for three properties is capped at €225,000.
Through the One Stop Shop Scheme with Breffni Energy Solutions, you can finance a wide range of measures typically included in a whole-home upgrade. This includes insulation, heat pumps, heating controls, ventilation, external windows and doors, and renewable systems like solar PV. Note that solar PV can only be financed as part of a comprehensive home upgrade, not as a standalone project.
Yes, to qualify for financing, the installed measures must lead to a 20% improvement in the energy performance (BER) of the property.
You can allocate up to 25% of the total loan towards works that are not grant-aided by SEAI. This limit is strictly enforced.
You cannot finance work for non-residential properties, refinance existing debt, or cover previous works that have already received an SEAI grant. Additionally, financing for any form of fossil fuel boilers is not available. Only 25% of the loan can be used for non-SEAI grant-aided measures, and finance providers may audit loans to ensure compliance.
You are still eligible for financing if you’ve received a quotation and the works have not yet commenced. Financing is also available if a pre-BER was published and work has begun but has not been paid for, and no grant has been claimed. However, you are ineligible for financing if the works have been completed and paid for, or if work began with grant pre-approval but without a pre-BER completed on the propert
