Understanding the Vacant Property Refurbishment Grant
If you’re considering buying and renovating an empty or derelict property, the Vacant Property Refurbishment Grant could provide crucial financial assistance. Here’s what it involves:

Grant Purpose:
The grant provides funds specifically for the deep retrofit and refurbishment of vacant (empty 2+ years) and derelict homes. This helps bring unused housing stock back into service.

Eligibility Also Includes:
Converting certain vacant non-residential properties into homes. This applies only if the building was previously commercial or public, is now vacant/derelict, and has planning permission for residential use.

How You Can Use the Property:
The grant supports renovations whether the end goal is for you to live in the property as your main residence or to rent it out to tenants.

Available Funding:
Vacant Properties: Up to €50,000.
Derelict Properties: Up to €70,000.
(Note: Higher amounts may be available for properties on offshore islands).

Special Consideration for Farmhouses
An additional grant is available to help cover the cost of expert conservation advice when retrofitting a vacant traditional farmhouse.

Check Eligibility
Property Requirements:
- Vacancy Period: The property must have been genuinely vacant (not deliberately emptied for the grant) for two years or more.
- Construction Date: It must have been built before 2008.
Applicant Requirements:
- Ownership: You must currently own the property or be actively in the process of buying it.
- Intended Use: After refurbishment, you must either:
- Live in the property as your principal private residence, OR
- Make it available for rent (ensuring you register the tenancy with the Residential Tenancies Board).
- Tax Compliance:
- You need valid tax clearance from Revenue.
- Your Local Property Tax (LPT) payments must be up-to-date, if applicable.
- Applicant Status: You must apply as an individual – registered companies and developers are not eligible.
- Grant Limits: You can successfully apply for this grant a maximum of two times: once for a home you will live in, and once for a home you will rent out.
